Sited in a highly accessible location on the corner of Wembley Hill Road and South Way, this mixed use development will provide new retail uses and public realm improvements to the area. The Wembley Hill Road retail layout is designed to take into account the raised north west corner elevation of the site, while at lower level the South Way frontage is double height and accommodates an upper level communal gym and cinema. Above the retail uses, 198 residential units are accommodated in two buildings (10 and 21 storeys above podium) orientated north-south either side of a communal garden at the podium level. Each dwelling is designed to meet the equivalent of Code for Sustainable Homes Level 4 and non-residential spaces achieve a BREEAM Excellent rating. Energy is to be provided via central CHP and high levels of insulation minimise energy usage. The communal podium garden and a ground level deviation of 4 metres across the site allows for all retail, parking and ancillary uses to be accommodated without excavation for a basement. All the roof areas over several levels will be landscaped to be used as communal amenity space across all tenures. The development site is located within a cluster of existing and consented tall buildings and falls within the perimeter of three areas identified in the Wembley Area Action Plan that recognises the importance of the visual and physical connection between the High Road and the Stadium Area. Architecturally, the lower floors are distinguished by corbelled brick panels and cranked brick piers that form the ‘feet’ of a brick grid façade, the spacing of which changes with height and articulated with projecting brick edged balconies with curved corners.
