The development is a mixture of market and affordable housing above street level commercial space on a site between the low terraces of housing south of Eden Grove and the expanse of the East Coast main line railway. The plan envisages a fragmented wall of high buildings to the railway with grand crescent-shaped buildings on the site to the south. The outward curves of these buildings form a non-traditional but grand public space between them based on pedestrian desire lines across the site, providing a good café meeting place for residents and the neighbouring university staff and students. The crescents rise up to the north and encircle residents’ gardens at the centre of the buildings, providing large terraces to the penthouses.
