The housing shortage in Ireland’s capital has led to an expansion of the city. Pelletstown, a rural suburb to the north west, was identified by the city as suitable for high density residential development for some 10,000 inhabitants. A Masterplan was drawn up by CZWG in response to an area action plan by the city. Located between the Royal Canal and the Tolkas River, a street pattern was designed that responded to and exploited the natural drainage pattern and topography, whilst controlling traffic and creating a hierarchy of streets and boulevards. This enabled a development of public and private garden squares which, to some degree, use Georgian Dublin as a model. The plan for the first 1,500 homes has been developed for detail planning consent, evolving a hierarchy of low scale houses and high density apartment buildings. A collective dignity was achieved in creating repetitive elevations with a sensitivity of scale and proportion, imbuing these new streets and squares with a touch of their classical forebears.
